Mainstream Boutique, Starbucks Joining Lineup at Waverly

Source1Phones also sign lease at mixed-use development

Charlotte, N.C. — Charlotte-based commercial developers Crosland Southeast and Childress Klein announced that Mainstream Boutique, Source1Phones and Starbucks have signed leases at the 90-acre Waverly development near the intersection of Providence and Ardrey Kell roads in South Charlotte.

Mainstream Boutique, which has leased 1,392 square feet next door to District 5 Interiors, is a women’s retailer that sells unique clothing, accessories and giftware to women of all ages and sizes. Founded in 1991 by Marie DeNicola, the company has franchise locations in 22 states, including stores in Mooresville and Winston-Salem. Owned by Dawn Talley, the Waverly store will be Mainstream’s first in Charlotte and is expected to open this spring.

Source1Phones, a boutique mobile phone sales and repair company, has leased 944 square feet at Waverly next door to Carolina Ale House. Based in Charlotte, Source1Phones provides a wide variety of repair services for phones, tablets, MacBooks and other products. With its first location in Fort Mill, S.C., Source1Phones has signed leases for three additional locations in the Charlotte market and plans to open its Waverly store this summer.

Starbucks will build a freestanding, 2,300-square-foot store at the southeastern corner of Providence Road and Golf Links Drive, a newly signalized intersection. The company expects to start construction in early 2017. The premier roaster and retailer of specialty coffee in the world, Starbucks has more than 25,000 stores around the globe.

“These signings add to the diverse mix of national, regional and local retailers at Waverly and bring us another step closer to our vision for a walkable, mixed-use destination in south Charlotte,” said Chris Thomas, partner at Childress Klein.

The new tenants join more than 30 other retail shops and restaurants that have signed at Waverly, which will combine a light, contemporary architecture with traditional placemaking in south Charlotte. A 40,000-square-foot Whole Foods, Waverly’s retail anchor, will open in early 2017, and 22,000-square-foot medical office anchor Novant Health opened last fall. Retailers including Chuy’s and ULTA Beauty have also recently opened their doors at Waverly. Mattress Firm plans to open this month, and Chik-fil-A and Panera Bread plan to open in February.

Promenade on Providence Adds Five New Tenants

CHARLOTTE, N.C. – Childress Klein, is pleased to announce five new tenants to its Promenade on Providence Shopping Center in south Charlotte. They include Club Pilates, The Local Scoop, Music Quarters, NUE Brows to Brazilian and Sharkey’s Cuts for Kids. The new tenants join more than 30 other retail shops and restaurants at the property.

Sharkey’s Cuts for Kids has leased 1,225 square feet between Tropical Smoothie Café and Zen Nail & Spa. Sharkey’s Cuts provides kids with a unique solution for their haircut needs offering a superior haircut with warm, experienced stylists in a meticulously clean place filled with fun! The company has franchise locations throughout the United States, Canada and the United Kingdom. The Promenade location is scheduled to open in June.

Club Pilates, which has leased 2,290 square feet next door to Q Shack, was started in San Diego in 2005 and offers a modernized group practice and expanded state-of-the-art equipment. Club Pilates has expanded across the nation and currently has 192 active studios and more than 300 scheduled to open soon including the Promenade location with a planned opening in Fall 2017.

Music Quarters, a family-owned and operated music school and studio, has leased 1,538 square feet next door to Anytime Fitness and Ultra Tan. Music Quarters offers private music lessons in a variety of instruments to all ages and plans to open its doors to the Promenade location August 2017.

The Local Scoop has leased 1,279 square feet near Charlotte Running Company. The Local Scoop serves ice cream made daily, delicious Italian ice and soft serve gelato prepared with locally sourced ingredients. This will be The Local Scoop’s first location. They plan to open this summer.

NUE Brows to Brazilian leased a 1,218-square-foot space at Promenade on Providence near LaVida Massage. The salon offers a variety of esthetic services for men and women including waxing, facials, depillar, eyelash and brow solutions. They have received numerous awards, including the 2014 Elevate Lifestyle Magazine Smoothest Skin Waxing, the 2015 Elevate Lifestyle Magazine Smoothest Skin Waxing, and the 2015 Top 12 Small Business of the Year by Creative Loafing. They will open the Promenade on Providence location in August.

Four new tenants announced for the south Charlotte project

Charlotte, N.C., September 28, 2017 — Charlotte-based commercial developers Childress Klein, Crosland Southeast and the B. Frank Matthews II family announced four new tenants for their collaborative project, Providence Farm. First Watch, Bojangles, Cava Mezze Grill and Verizon Wireless have signed leases at the 8.5-acre commercial property in south Charlotte, fully leasing the project.

First Watch is a fresh, modern restaurant concept that serves breakfast, brunch, and lunch seven days a week. First Watch operates more than 300 locations across 26 states. Consumer Reports named the Company the 2016 “Top Family Dining Restaurant”. They currently have more than 130-restaurant locations across the United States, including two in Raleigh and one in Cary; this will be their first in Charlotte. First Watch will occupy a 3,200 SF space at Providence Farm.

Verizon Wireless, one of the largest communication technology companies in the world, has signed a lease for a 3,000 SF space in the same building as First Watch. Verizon has been at the center of the communications revolution for more than 100 years with a strong focus on getting customers more connected.

Cava Mezze Grill is a fast-casual Greek restaurant that features build your own bowls or wraps and house made juices and sodas that started in DC. The restaurant focuses on thoughtful ingredients and bold Mediterranean flavors. CAVA’s line of fresh additive-free vegetarian dips and spreads are available in Whole Foods Markets and other specialty food stores. The restaurant currently has locations in California, DC, Maryland, New York and Virginia. This will be one of Cava’s first restaurant locations in North Carolina.

Bojangles was founded in 1977 in Charlotte, NC. They are best known for menu items such as, fried chicken, made-from-scratch buttermilk biscuits, flavorful sides and sweet tea. Bojangles’ currently has 728 restaurants in operation with the majority in the Southeastern United States. The Providence Farm restaurant will be one of the chain’s first new prototypes in the Charlotte market.

Kingsley Park Seven is latest Class A office building at Fort Mill office park

FORT MILL, S.C. – The Springs Company and Childress Klein have reached a construction milestone on Kingsley Park Seven, a new three-story, approximately 60,000-square-foot Class A office building at the Kingsley Park office park in Fort Mill, SC.

The Springs Company, AccessOne and Childress Klein will celebrate the construction milestone with a topping-out ceremony featuring remarks from executives and Fort Mill Mayor Guynn Savage on Wednesday, Sept. 13, at 10:00 a.m.

Health-care IT company AccessOne, has leased the third floor at Kingsley Park Seven for their corporate headquarters, which is expected to be complete in June 2018.

“AccessOne has been in Fort Mill for several years now, and it has been a great home.  With all of the development and momentum in the area we are very pleased to have The Springs Family and Childress Klein partner to build a new space for us to grow into,” Mark Spinner, President and CEO of AccessOne.

Childress Klein Acquires Galleria 100 Building in Atlanta

18-story office tower purchased for $69 million with WHI Real Estate Partners

ATLANTA – Childress Klein, one of the Southeast’s preeminent real estate developers, has acquired Galleria 100, an 18-story Class A office tower in northwest Atlanta that was originally developed by Don Childress in 1982.

Childress Klein purchased the 415,000-square-foot building in conjunction with real estate investment firm WHI Real Estate Partners L.P. for $69 million. Galleria 100 is located in the award-winning Atlanta Galleria, an 86-acre master-planned development featuring six Class A office towers, a four-star hotel and the Cobb Galleria Convention Center. With the acquisition, Galleria 100 has come full circle, returning to the team that developed the landmark property. Although the Galleria site was once considered undevelopable due to its topography Don Childress, at that time with Trammell Crow, recognized that the property’s close proximity to major interstates and potential appeal to area employers outweighed the risks.

Today, Galleria 100 is one of the most recognized office towers in northwest Atlanta and is now connected by a pedestrian and multi-use bridge to the new home of the Atlanta Braves, SunTrust Park, and The Battery Atlanta, an adjacent 1.5-million-square-foot mixed-use and entertainment district.

Since its completion in 1982, Childress Klein has leased and managed the building on a third-party basis. Major tenants at Galleria 100 include Aflac, Freeman Mathis & Gary, Fresenius Medical Care and The Georgian Club.

ATLANTA – A joint venture between Childress Klein and MidCity Real Estate Partners has acquired the 3.7-acre NorthPlace site in Atlanta’s Central Perimeter for the development of up to 370,000 square feet of office space.

Located at the intersection of Barfield Road and Mount Vernon Highway, the site is just one block from the new Mercedes Benz U.S. headquarters project and two blocks from the Sandy Springs MARTA station.

The area is home to several major corporate office tenants including UPS, Global Payments, IBM (ISS) and JAS Worldwide. Initial plans for NorthPlace include two office buildings (250,000 and 120,000 square feet in size) offering prominent signage visible from Ga. 400.

“Central Perimeter continues to be one of Atlanta’s most desirable markets for office users, and we are thrilled to partner with Childress Klein on this unique development opportunity,” said Kirk Demetrops, president and founder of MidCity Real Estate Partners.
